20% down: $100,000 gone on day one. At today's 6.5-7% rates, after the mortgage, taxes, insurance, and repairs: best case you break even. Maybe $200-$300 a month.
$6,000-$10,000 per unit to launch (deposit, first month, furniture).
| Revenue | $4,000 |
| Rent | -$2,000 |
| Operating expenses (cleaning, utilities, software, supplies) | about -$1,000 |
| Profit | ~$1,000/month |
At roughly $10,000 per unit, $100,000 launches about 10 units.
This is one example of how the math can work, not a projection or a promise. Your costs, rents, and results will differ by market, by deal, and by how much you put in. Many people will not match it.
You've done everything right. Good job, good credit, money saved. And you're still trading five days a week for two. More money only comes from more hours, or a promotion on someone else's timeline.
More hours means less family, less travel, less of the life the money was for.
Rent it, list it, keep the spread. No down payment, no ownership risk.
PMS software, dynamic pricing, and AI-assisted guest messaging run the day to day, so you build a business, not a second job. Students operate in 5-10 hours a week from anywhere.
First unit live in 90 days, funded with business credit instead of years of saving.
The goal isn't just more money. It's options and control.
We teach you how to secure $50K-$100K+ in 0% interest business credit, step by step: which banks, what order, how to qualify. And the process is repeatable, so you can run it again every year as you scale. Requires a 720+ credit score.
Pick a proven market with real demand data. Get the landlord's yes with scripts that speak their language, then furnish and go live inside 90 days.
The software stack runs pricing, guest messaging, and cleaning schedules on autopilot. AI handles the routine so nothing depends on you being at a desk. That's how a portfolio runs in 5-10 hours a week.
A course hands you videos. This hands you a working system and the people who run one. Weekly 1-on-1 calls with Kevin or his team until your first unit is live. Then lifetime access to the community and group coaching as you scale. We guide you through every step; you build a business that's yours.
A few years ago Kevin was making $5,000 a month working six days a week, with a computer science degree and zero real estate background. The income had a ceiling, and no amount of effort could move it.
He thought the only way into real estate or Airbnb was buying: 20% down, multiple six figures just for one property. That math put it completely out of reach, so he kept looking for a way in that didn't start with a down payment.
Then he found Airbnb arbitrage: lease the property, get the landlord's written permission to sublet, furnish it, and list it. The buildout is funded with business credit instead of savings, if your credit qualifies. About a month and a half of cold calling landlords later, one building in Milwaukee said yes. Five units, March 2023, about $5,000 a month in profit.
Five units became 19 by that July. 51 by December. 81 by the following March. 184 by the end of 2024, and 186 by 2025. Over $15M booked, and $1.12M in revenue in a single month, in March 2025 and again in March 2026. He still doesn't own a single one of those units. He manages everything remotely from California, and the business runs in 5-10 hours a week on systems, processes, and a team.
